Home Farm

Home Farm

We are therefore looking to repurpose some of the existing more attractive buildings at the site of the stud, now known as Home Farm (including some of the stables) as 7 one-bedroom holiday lets and estate offices.

The barn would also become a multifunctional space for educational purposes (primarily focussed on conservation and sustainability with 1-2 events a month), extra space for Estate meetings and a break-out area for those staying in the holiday lets. We are aware of the importance that the Graffham Empire Hall holds for the local community and Graffham Parish Council and importantly we would not look to be in competition with this facility. Should we be approached by either Parish Council to hold a community event in the barn this is obviously something we would consider and we would like to support our local community wherever possible. However, it should be noted that our primary focus for this is space is for education.

Other less attractive 20th century buildings would be demolished and replaced with a 7-bedroom Estate House of approximately half the footprint of the buildings that would be demolished. Traditionally Estates such as this would have had an Estate House and a new Estate House from where we can base ourselves to deliver our Estate vision is central to this. The images below show the proposed elevations of the Estate House, with one image also showing the Estate House alongside the multifunctional barn with existing buildings to be demolished outlined in red.

Sustainability is a central theme to everything we do on the Estate and this includes the building of the proposed new Estate House. Whilst work in this area is ongoing, we anticipate that the new Estate House will have either an air source heat pump or a ground source heat pump, with additional energy efficiency obtained from solar photovoltaic panels contained within the internal pitches of the crown roof.

This means the house would achieve approximately an 84% reduction in carbon dioxide emissions compared to the current Building Regulations. To put this in context the Local Plan Policy requires new dwellings to be constructed with a 39% reduction (19% from energy efficiency and 20% from the installation of renewable technologies) – our proposals offer a 54% reduction over and above this.

Highways

As with the revised proposal for Calloways, traffic generation from Home Farm would be directed through Calloways and Graffham, avoiding The Drive. WSCC Highways raised no highway or safety concerns towards this approach. Whilst the proposals would result in a modest increase in daily vehicle movements, this level is considered negligible and well within the daily fluctuations on the local highway network. WSCC Highways raised no concerns over the proposed increase in traffic movements.
